Hello, ziji trvale v Kanade a mam dvoji obcanstvi - caske a kanadske. Kupuji na pul se sestrou ktera zije cely zivot v Cesku druzstevni byt. Realitka puvodne vyzadala overeni meho podpisu kanadskym pravnikem na plne moci kterou jsem dal me sestre aby me zastupovala v koupi. Kdyz doslo k momentu podepsani smlovy o smlouve budouci tak pravnik ktery mel fungovat jako treti osoba a drzet penize na koupi trvrdil ze ten muj podpis musi byt take overeny Kanadskou ambasadou. Tam mu rekli ze to trva nejmene 2 mesice a tim bychom ztratili ten byt a meli hromadu problemu. Kdyz sestra koupi byt jenom v jejim jmene a potom me jako daruje zpatky moji polovinu co jsem zaplatil, budu muset v Kanada platit vysokou dan z daru a darovaci listina pry take musi jit pres kanadskou vladu (zda se me neuveritelne ze kanadska vlada by se mela zabyvat takovymi malickostmi?). Kdyz me tu polovinu sestra jakoby proda tak budu muset platit ceskym uradum dan z prevodu nemovitosti. Kdyby nam ta realitka rekla dopredu ze muj podpis overeny kanaskym pravnikem je nedostatecny dalo se zaridit jine terminy atd. takze bych rekl ze nam dali nespravne informace nebo nepresne pozadavky a zpusobili hromadu problemu a stressu. Jake se da najit rychle reseni teto situace - nechci platit dan z daru za neco co jsem koupil a zaplatil nebo zbytecne platiti dalsi prevody a zapisy v katastru atd.

Hello,
does every profession need to get a Živnostenský list in order to run a business in CZ ?

I.e. Do Doctors, Lawyers, Engineers need one to operate their business there ? I am aware that there might be an additional professional examination, but from the licensing side in order to gat a TAX-ID number, they would not need to get a Živnostenský list.

I am an Engineer, that is just working as a consultant and I am not sure if a Živnostenský list is needed for me.

my husband and i got vast disappointment last week - the Purchaser of our lovely home decided to rescind, quoting the 'downturn' and unable to get further monies from the bank, as his excuse!. He has ruined all our plans and uit now appears that we wiukd be wasting orecious time taking him to Court!! We had our Dyblin apartment chosen but thankfully not bought. Could we place our fully paid up mortgage Deeds against another property please? We do not understand the Law well enough. Thanks for help.

I am trying to find an independent solicitor to help with this situation, but any experience or advice is greatly appreciated.

I moved to the Czech Republic in July and am working on a permanent indefinite local terms contract.

I am part way through buying a house in the North Moravian region - I have already paid my reservation fee and signed that contract - which I did after clearing up all potential issues (or so I thought).

The quote I have from the bank is valid for a further 2 weeks and due to the economic climate, a new quote is not guaranteed to be as good as the original in terms of % of value of property and rate (and highly unlikely, according to my Mortgage advisor) .

The owner is trying to transfer the mortgage to another of his properties in order to keep his current terms and this raised the question of delays - based upon this the mortgage company have said that they can continue with the mortgage and "hold" the funds if we put together a pre-buying contract.

Unfortunately a further issue has arisen today, which could be a serious problem - the land is at the base of the mountains (the place is called Pstruzi) and is within an agricultural "fund" or area and unlikely to be able to be converted - from what the real estate are saying, this is not a problem for Czech citizens as mortgages can be taken including agricultural land value, but as a UK citizen my mortgage would only be able to be taken against the house (which still needs completing) and the area of the foundations of the house itself, but not the garden (agricultural land).

There are a great deal of houses in the same land, so it seems this doesn't cause problems for Czech citizens.

The option presented to me by the real estate seems to be to have a contract to rent the land for 100 years, with a fixed price for buying it - when it becomes possible to either convert it to residential land (which may never be possible) - or when I can raise funds against this land as a U
